Terms of Use

A holiday agreement contract between you and us will come into effect when we receive your 10% non-refundable deposit. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & condition.

Payment

We take 10% of the chargeable amount upon booking. The remaining 90% balance is payable 28 days (4 weeks) before your arrival date.

Payment method

We only accept payment in Euros. We accept payments by bank transfer and credit card. If paying by bank transfer from outside of Spain, we strongly recommend that you use a money transfer service such as TransferWise. This will save you money on the exchange rate and commission fees and does not charge us a fee for receiving the money.

Cancellations by you

If you need to cancel your booking, please notify us immediately by telephone (+34 981 74 25 23) and then in writing as soon as possible. Your booking will be cancelled that same day.

Our cancellation charges are as follows:

  • 10% of the balance of the holiday is payable if you cancel with more than 28 days to go until your arrival date (in other words, your 10% deposit is non-refundable)
  • 80% of the balance of the holiday is payable If you cancel between 27 and 7 days to go until your arrival date (in other words, 20% of the chargeable amount will be returned to you if you need to cancel between these dates)
  • 100% of the balance of the holiday is payable if you cancel with less than 7 days to go until your arrival date

We strongly advise that you take out comprehensive travel insurance. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Cancellations by us

We do not expect to have to make any cancellations or changes to your booking. However, in exceptional circumstances, we have the right to do so. We will contact you as soon as is reasonably practical. We will explain what has happened and let you know about the cancellation or change. Any payments you have made to us will be returned in full.

We reserve the right to terminate the holiday agreement without notice if the client fails to meet payment obligations or fails to comply with the agreed contractual conditions.

Your property

Arrival and departure - Check-in is from 5:00 pm unless otherwise agreed and guests are required to vacate the apartment by 11:00 am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.

Maximum occupancy - The number of persons using the accommodation at any time must not exceed the number you listed on the reservation. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition. Bookings cannot be accepted from persons under eighteen years of age.

Reasonable use - Our prices are inclusive of bed linen, towels and fuel. Wi-fi and other consumables such as shampoo, soap etc. are provided for reasonable use. Unreasonable usage charges apply and we reserve the right to invoice for any usage we feel unreasonable

Smoking - Smoking is not permitted in any of the buildings on the premises and may result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at your expense.

Conditions of use - In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave.

We or our representative reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found. Please ensure that all doors are locked and all windows are closed when leaving the property unoccupied. We reserve the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The internet connection is available (at no extra cost) subject to technical availability. The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building. All inventory must remain in the property it was in at arrival and not be taken to another property.

We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

Complaints

Any problem or complaint which the guest may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the guest has returned from holiday will not be considered by us. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. This property is privately owned and we expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
